Pineview Court Has A Total Of 40 Apartments – A Mix Of Efficiency, One-Bedroom, Two-Bedroom And Three-Bedrooms. It Was Constructed In Two Stages, From 1987-1990. 28 Of The Apartments Are On The Left Side Of The Property, And They Each Have An Assigned Parking Space Along Pineview Court. They Opened For Occupancy In 1989.And 12 Of The Apartments Are On The Right Side Of The Property. 8 Of Those Apartments Have Private Garages In The Rear Of The Building, In Addition To Individual Assigned Parking Spaces Along Pineview Court. They Opened For Occupancy In 1990.
There Is A 2-1/2 Acre Grassy Area In Front Of The Pineview Court Condominiums. Back In The Late 80s, The Developers Of Pineview Court Planned To Construct A Third Phase Of The Pineview Court Condominiums On A Portion Of That Land. However, The Housing Market Did Not Cooperate And Almost 20 Years Passed Before The Developers Of The Fort Lincoln Community Partnered With The City And An Outside Developer To Propose Construction of 51 Luxury Townhomes.
That Has Proved To Be Controversial. The Grass And Trees Extend From Pineview Court & Commodore Joshua Barney Drive Down To Bladensburg Road & Eastern Avenue. Almost Half Of It Is Public Park Land That Cannot Be Developed Without D.C. Council Approval And Hearings In The Community. None Of That Has Been Done. Nonetheless, The Board Of Directors For The Fort Lincoln Condominium 5 Unit Owners Association Supports The Zoning Application That Would Have To Be Approved In Order To Build The Townhomes. They Have Negotiated Concessions From The Developers That, In Their Judgment, Will Minimize Any Adverse Impact On Pineview Court Residents. However, The Fort Lincoln Civic Association’s Board of Directors Unanimously Opposes The Zoning Application, Citing The Failure To Obtain D.C. Council Or Community Approval, And The Likely Danger That Will Result From Traffic Exiting The Townhomes And Attempting To Merge With Downhill Traffic Coming Around The Curve Where Fort Lincoln Drive Turns Into Eastern Avenue. So, Whether Pineview Court And Fort Lincoln Residents Will Continue To Have Open Green Space For Residents and Wildlife, Or 51 Additional Upscale Neighbors, Remains To Be Determined By The D.C. Board of Zoning Adjustment In In Re: Fort Lincoln-Eastern Avenue, LLC, BZA No. 20184.
